Ardstone ranked 49th globally in the inaugural PERE Core 100. Ranking recognises $1.186 billion of capital raised for core and core-plus investment strategies over five years. Recognition reflects Ardstone’s growing institutional investor base and the scale achieved by its specialist Irish residential platform.
Ardstone, the Dublin-headquartered residential investment and development platform, has been ranked among the world’s top 50 private real estate managers for core and core-plus fundraising in the inaugural PERE Core 100. Ardstone was ranked 49th globally, with PERE recording a five-year fundraising total of $1.186 billion.
Published in the September 2026 edition of PERE, the Core 100 ranks private real estate managers according to capital raised for core and core-plus investment strategies. The ranking measures dedicated equity capital raised for open-ended, commingled funds between January 2021 and December 2025.
The recognition reflects the growth of Ardstone’s institutional investment platform and, in particular, its flagship Ardstone Residential Income Fund (ARIF).
ARIF currently owns and operates approximately 3,100 homes across 21 assets in the Greater Dublin Area, representing approximately €1.4 billion of gross asset value. The Fund is backed by major European institutional investors and is targeting growth towards approximately 5,000 homes and €2.0 billion of GAV in the near term.
Donal O’Neill, Chief Executive Officer of Ardstone, said:
“Being ranked among the world’s top 50 core real estate managers is important recognition of the confidence that long-term institutional investors have placed in Ardstone and ARIF, particularly given the scale and quality of the global managers included in the ranking.
“Our growth has been deliberately focused around a specialist Irish residential strategy, disciplined capital allocation, and an integrated investment and operating platform. As ARIF enters its next stage of growth, our focus remains on deploying capital into high-quality opportunities and delivering sustainable long-term value for our investors and residents.”
Ardstone is focused exclusively on Irish residential investment and development and operates as a vertically integrated platform across investment and development management, AIFM and compliance, finance, and residential operations.
Its in-house residential operating business, Storyhouse, manages leasing, unit turnover, and resident service directly, giving Ardstone operational oversight and live asset-level data across the portfolio.
The PERE Core 100 was launched as institutional investors increasingly refocus on core real estate strategies characterised by durable income, asset quality, active management, and long-term resilience.
